A guide to buying with Diamond Move

STEP 1 – Register your details with Estate Agents

Contact our dedicated team of Property Consultants on 02085778855 to register your details. We will go through with you what we have available and email you a list of properties matching your criteria.

STEP 2 – Arrange your mortgage

Before you start viewing properties, it’s always best to ensure you have spoken with a mortgage broker. The reason for this, is by having a mortgage in principle; it will give you a better understanding of your budget and also gives you the opportunity to proceed quickly when you have viewed the right property.

STEP 3 – Finding the right property

There are many things to think about when finding the right property. The most important is location. Once you have decided on the location you can then start searching for a property right for you.

If you have seen a property that we have advertised or a property that’s been emailed to you by us, contact one of our Property Consultants on 02085778855 who will be more than happy to assist you in booking your viewing.

STEP 4 – Informative Viewings

Our Sales Consultants have in-depth knowledge of the local area as well as the property offered for sale by Diamond Move; and will be able to answer any queries you may have.

STEP 5 – Making an Offer

Once you have found your ideal property, put an offer forward. We do require offers in writing, so once you have verbally provided us with an offer, we will ask you to email us also. We will want to know:

  • Your offer level
  • Details of your situation – such as whether you are in rented accommodation or have a property to sell (if so, we can assist you in selling your property. If already under offer, we will then need the selling agent details)
  • Timescales
  • Any conditions you wish to attach to your offer
  • Your financial arrangements – whether its via a mortgage or cash. We will need to check your financial viability, so do let us know the contact name and number of whoever has been assisting you with arranging your finances. If you are buying cash, will need to see proof of funds

Once we have received your email, we will put your offer forward to our vendor.

STEP 6 – Offer Agreed

Once your financial situation has been confirmed and we have been instructed to accept your offer:

We will -

  • Require your solicitor’s details

  • Require your mortgage broker contact details

  • Prepare a memorandum of sale, to be sent to all parties involved in the sale

If you have already finalised a solicitor and a mortgage broker, you will need to ensure all the fees are paid to them to allow them to start work on progressing the sale.

STEP 7 – Conveyancing

Once instructed your solicitor will carry out the formalities required to ensure your interest is protected and raise relevant searches and enquiries before proceeding to exchange/completion. We will liaise with you and your solicitor throughout the conveyancing process, keeping everyone involved up to date with all developments and addressing any problems or queries which may arise.

STEP 8 – Mortgage Offer/Survey

Prior to your mortgage lender releasing its offer to you they will want to arrange a survey valuation to support your mortgage application. We will assist and arrange access for them as soon as they have contacted us.

Once the mortgage valuation report is received, a formal mortgage offer will be sent to you and your solicitor.

STEP 9 – Exchange of Contracts

Exchange of contracts takes place when all enquiries have been answered to the satisfaction of your solicitor. Once the contract has been signed by both parties, your solicitor will arrange for the deposit to be transferred/paid in the form of a banker’s draft or BACS transfer to your seller’s solicitor.

A mutually convenient completion date will then be confirmed.

STEP 10 – Completion - You are now the proud owner of your new property!

Congratulations on your new purchase!

Completion is when the remainder of the monies are transferred from your solicitor to the seller’s solicitor’s account. Once we get email confirmation from your solicitor or sellers solicitor that completions has taken place we will then arrange for keys to be handed to you that very same day
